I finally sold my apartment! And it was a direct sales, no agents involved!

Some of you may know that I have bought a new house earlier this year. The house will be ready in November and we will probably move into the new house before Chinese New Year in Feb 08.

I don’t intend to keep my apartment but did not really publicize my intent to sell the apartment until about a month ago. It’s because I will not be able to hand over the apartment until Feb 08, so I thought I could wait.

About a month ago, we started putting up For Sale notices at the notice boards of the apartments in our project. We had lots of calls from the notices. Most were existing residents renting apartments, some were housing agents who spotted the notices.

We had an offer within a week after putting up the notices, but the offer was $10K below my asking price. I was not desperate (yet) to sell the apartment, so I turned down the offer. I also did not like the way they presented the offer, which was also an insult to our (or should it be theirs) intelligence. They told us that our apartment’s market value is Rm20K below our asking price but they are willing to pay at RM10K below our price….Go play far far la! Ka-ka cau-cau only!

We had another family who came to view the apartment 3 times but did not make any offer or even negotiate for the price – troublesome people…Eat Full Nothing To Do!

Then another mother who wanted to buy the apartment for her 2 daughters who is currently renting a unit at our apartment block. She made an offer which is RM7K below our price, and we said No. We wanted more. She said she’ll consider and came back a week later to view the unit with her son & DIL (who coincidentally happen to be my ex-college mate). She wanted a lower price because there is a vacant unrenovated & unfurnished unit downstairs going for RM15K below our price.

We didn’t really like this lady as well, so we did not really want to negotiate with her. She was complaining that our apartment is only leasehold la, already old (10 years), blablabla. I told her straight that if you want a brand new freehold apartment in the same neighborhood, she can buy the apartment opposite ours. Brand new …about the same size, with one extra car park but at RM80K more. Some more it is not renovated and unfurnished.

The last potential buyer was recommended by an agent. They loved the apartment at first sight but it was slightly above their budget. Too bad!

By last week, I was getting tired of the selling process. We are getting close to the year end, our direct leads are diminishing, and we are down to the agents selling the apt for us. I am not keen at all to have an agent selling our apt and taking a cut from it.

So last Friday, I placed a published ad for the weekend. We had lots of calls on Saturday morning. Most was from other housing agents but the important one was from a lady who wanted to view the house immediately. We will be out almost the entire Saturday, so we set an appointment for 830pm.

She came with her son, her brothers and her father. They looked at the house and made an offer within 15 mins. It was slightly below my expected price so I gave them a counter offer. They discussed for a couple of mins and accepted it! Just like that, and promised to come back the next day with the deposit payment.

They did come back at the agreed time the next day with a deposit of double of what I had asked for :shock: And they told me they would also pay me almost 23% of the house price in cash upon signing S&P! :shock: :shock: Looks like they are really GENUINE buyers.

So you say la, is this Great News or what! Oh wait…i have another great news…but tell u in another post :wink: la

    Congratulation! It is noteasy to sell house nowadays especially apratment becuase of low price. I have tried to sell mine but not sucessful so lastly rented out.
